Location

Location of the site

The land is located off Winnington Avenue and is part of a proposed mixed use development.

Junction 10 (5miles) of the M56 provides quick and easy access to the regional and national motorway network via the M6 and M60 and therefore offers easy commuting to either Manchester or Liverpool by car.

The local rail station is Greenbank which is located within 1/2 mile of the site, the station provides a regular service between Chester and Manchester Piccadilly. Further and more extensive rail links to London via Crewe are available via Hartford station approximately one mile away.

Northwich town centre is situated approximately 1/2 mile away and offers an extensive range of retail and leisure facilities.

The Site

The site extends to 10.4 acres in total and is accessed via Winnington Avenue. The land is currently occupied by industrial buildings and hardstanding.

It is the intention of FI Real Estate to demolish these buildings and grub up the foundations.

The northern and eastern boundaries of the site are made up of new development by Barratt and Morris Homes. Winnington Sports Club forms the southern boundary of the site. To the north west is open countryside. The land is predominantly flat with very little change in levels.

PLANNING

FI Real Estate have secured a resolution to grant outline planning approval for the development of 10.4 acres of residential land, the permission for the residential area was part of a wider mixed use scheme (planning reference 17 / 01965 / OUT) which includes commercial development of retail and leisure uses.

Affordable housing will be provided in the following form – 4 three-bed semis (not less than 3,680 sq. ft. combined) and 5 two-bed apartments (not less than 3,750 sq. ft. combined) as shared ownership housing; 5 two-bed mews houses (not less than 3,650 sq. ft. combined) and 5 one- bed apartments (not less than 2,500 sq. ft. combined) as affordable rented housing. Currently, we are advised that this will be secured via planning condition/s.

In addition, within a draft Section 106 Agreement , there are financial contributions in the form of the following:
Primary education - £253,670
Public open space - £237,728
Sports pitch provision - £110,481
Footpath contribution - £100,000

FACILITIES

Northwich town centre is located within 1/2 mile of the site and there are a full range of retail and leisure facilities within the town.

There are a number of Country Parks within a short drive of the site, including Marbury and Delamere Forest. In addition there is an extensive range of sports and recreational activities located at the adjacent Winnington sports club.

Offers may be made on a wholly unconditional basis, subject to contract only or alternatively subject to reserved matters approval. Offers should be accompanied by a 1.500 layout.

The closing date for offers is close of business on Wednesday 19th September 2018. Offers submitted via email are acceptable.

VAT

The seller has elected to waive the VAT exemption and therefore VAT will be payable by the purchaser on legal completion in addition to the purchase price. The buyer will be provided with a VAT invoice to facilitate recovery of the tax.
